Home Price Trends in Laguna Niguel

Beacon Hill and Marina Hills are among Laguna Niguel’s most charming, high demand neighborhoods in South Orange County. The city of Laguna Niguel is a coastal master planned community with approximately 63,000 people set in the San Joaquin Hills with many homes boasting views of the Pacific Ocean. The city is bordered by Aliso Viejo and Laguna Hills to the North, Mission Viejo and San Juan Capistrano to the east, Laguna Beach and Dana Point to the west.

Each of these neighborhoods provide easy access to jobs in nearby Irvine and Tustin as well as UC Irvine for higher education.  Things to do include the city’s regional park, Crown Valley Community Park, and El Niguel Country Club for Golf and Laguna Niguel Racquet Club for Tennis.

Parents with school aged-children in the city are served by the Capistrano Unified School District with two top-rated schools John Malcolm Elementary and Niguel Hills Middle School. These schools are in the Beacon Hill Sea watch Community.

Beacon Hill home prices range from $375,000 for a 2-bedroom condo all the way up to $15 million for a detached home.

Beacon Hill has an average home price per Redfin $843,000 and $458 sq ft. This represent a 30% increase from last year.  Moreover, there is no Mello-Roos tax for homeowners.  The neighborhood communities consists of Bluffs, Cove, Beacon Court, Highlands, Beacon Hill, Pointe, Seawatch, Summit, Terrace, and Vistas.

Marina Hills
10 luxury neighborhoods make up the communities within Marina Hills of Laguna Niguel.  The neighborhood enclaves are named Bel Fiore, Cabo Del Mar, Chandon, Encore,  Monaco, Amarante, Palacio, Siena,The Heights, and Vistara. Current listings vary in price from $450,000 for an attached home to $2 million for a detached luxury home.

Homes choices range from condominiums and townhomes with 1 bedrooms from $250,000,  detached home from $500,000 to $1.5 million and estate sized homes all the way up to $15 million.

Marina Hills homes have an average price based on date by Redfin of $930,000 and $464 sq. ft. This represents a 20% decrease from last year.  For people interested in the more than 1500 residences in Marina Hills,  get in touch with a local real estate agent.  However, before that you’ll need a pre-approval letter for the agent to work with you. Get it from a South Orange County mortgage lender at 1st NWM.

Currently, Laguna Niguel is in a buyer’s market for homes which are listed for sale. Zillow data shows the current median list price per square foot is $450, which is slightly above the Orange County average of $435 per sq. feet.

Based on Redfin studies, the average sales price for a Laguna Niguel home over the course of the last month is $802,000. This shows a 5.2% increase from the average sales price of 12 months ago.
